The Melford Road Development in Hazel Grove is a transformative regeneration project that has turned a former brownfield site into a high‑quality, sustainable neighbourhood of 87 new homes.
Delivered by Three Sixty, the scheme showcases a blend of modern house types and apartments featuring varied brickwork styles, and carefully considered site layout to create a distinctive and welcoming community.
As the main contractor for the Melford Road Development, Three Sixty was responsible for delivering the full end‑to‑end construction process.
Our scope of work included the complete management, coordination, and delivery of all construction activities from site preparation and groundworks through to final handover.
Three Sixty led and oversaw every stage of the build, including:
- Full project and site management
- Delivery of all structural, civil, and architectural construction works
- Appointment, coordination, and supervision of all subcontractors
- Quality assurance and compliance across the build
- Management of health and safety throughout the project
- Installation of energy‑efficient technologies including EV chargers and solar PV
- Delivery of infrastructure works, landscaping, and final external finishes
During the project, Three Sixty also successfully resolved and progressed complex inherited issues arising from incomplete works by a previous contractor.
This required careful problem‑solving, re‑planning, and close coordination with professional teams to ensure the development completion to the required high standard.

• 12 homes for affordable rent
• 40 shared ownership houses
• 28 shared ownership apartments
• 7 homes for market sale
All houses are now fully occupied, with the apartment blocks forming the final phase as new residents continue to move in.

These design variations introduce texture and individuality, helping the neighbourhood feel contemporary, characterful, and welcoming.
The layout of the development has also been thoughtfully planned, creating a natural, intuitive flow throughout the site. This enhances the overall sense of openness and supports a strong community feel.
Sustainable, Energy‑Efficient Living
Sustainability was prioritised throughout the build, including:
• EV chargers for every house
• PV solar panels on apartment blocks and selected houses
• Level access to all ground‑floor apartments
• High‑efficiency insulation and energy‑efficient construction methods
• Excellent transport links supporting Stockport Council’s carbon‑neutrality commitments
These features ensure that residents benefit from energy‑efficient homes with lower running costs and strong environmental performance.

Three Sixty completed the development to an excellent standard, overcoming significant inherited challenges from incomplete works by a previous contractor. Through strong technical expertise and a commitment to quality, the team delivered a robust, aesthetically impressive, and well‑crafted development.

The transformation of this brownfield site was supported by £4.3 million from Homes England and £1.3 million from the GMCA Brownfield Housing Fund, enabling the delivery of much‑needed homes for the Hazel Grove area.
